1) first, Capital is back; capital is clearly returning to real estate.
2) but the house prices will not likely return to 2007 prices in 10 years
3) Macro economic situations headwind our rental business. Our rental fees, vacancy rates and cap rates are all affected by limited GDP growth in the US, the elevated unemployment, potential re-regulation and secular increase in the saving rate.
