湾区买房记(三)

中午左右,在我们打了两次电话,留了一次言后,山姆来了电话,说下午2点在翡翠山(Emerald Hills)附近碰头,他有4-5栋房子可供参考,其中多数尚未上市。两颗悬着心总算放下来——还好没被人涮。 

 下午我们两人都请了假,按时赶到约会地点。山姆已经等在那里,白色恤衫,黑色便装裤,见了我们,马上来个招牌的笑容,又搂又抱,热情得不得了。我和牛肉都是含蓄的人,经不住他的洋溢热情,恨不得爬上他的车,马上看房。

山姆一只手握着方向盘,一只手指点江山,告诉我们他买卖过的房子。在翡翠山蜿蜒狭窄的道路上,他不系安全带,还时不时地停在路中间,跟过路的人打着招呼。牛肉很是紧张,憋了很久,蹦出几个字:山姆,安全带!山姆愣了一下,经牛肉再次强调,才乐呵呵地系上安全带。他的理由很简单,翡翠山,轻车熟路,他在翡翠山上买卖的房子不下百栋次。

说到自己的生意,山姆不无得意地说:要说我对翡翠山,那是闭着眼都知道哪栋房子有什么故事。我是翡翠山男孩,这里长大,这里起家。现在的生意,北起Burlingame, 南到Menlo Park,你就说最近上市的那栋房子,我没有不知道的。但是你要让我去南湾圣何塞,我准保迷路,那不是我的地盘。我也不会给你们提建议。你们找代理,就要找本地的。对你们感兴趣的房子,你不但要了解房子的基本情况,最好还要了解一些它的历史和趣闻,可以预知一些问题。我们的价值就在这里。有些宅子,价格非常好,但一定有原因,知己知彼,我们才能够保证价格上赚便宜又能买到吉宅。

山姆还说买房子的诀窍很多。最基本的就是多看房。多看房,一方面能够慢慢清楚自己要的是什么,另一方面也能让代理清楚买方的品位。当然,好的代理,比如他,一次看房下来,他就对买方人的需求品位爱好有了大概地了解。再看一两次,他就能够了解买方的详细需求,有时这些要求甚至连买方都不是很明确。看房的第三个好处就是对买方进行市场价格教育。看得越多,就知道什么样的房子应该是什么样的价位。因此碰到中意的房屋,不仅不会多付钱,而且还有可能立即动手,赚到便宜。

山姆说:我10 多岁出来做房地产生意,几十年,从低端做到高端,经历房地产市场的起伏,最怕的是什么?不是卖不出去房子,而是买卖高出市场价格的房子。那样我是一次赚足了,但是等你下次卖房的时候,你准来找我,叫我帮你卖。我就麻烦大了。我从父亲那里学到很多,房地产生意,就是回头客,就是人与人的关系。客人一茬又一茬,我的生意每天都要做。就算是你们10年内不买房,但是你们满意了,还会推荐朋友来找我。我的生意就活了。

我们就这样一边听着山姆的买房经,一边看着他推荐的房子。跟艾伦不一样,山姆每看一套房子,总会告诉我们他对房子的看法,包括房子的市场价位(非挂牌价格),房子设计是否合理,如何改进,房子增值潜力,以及卖主目前可能的心理状况。

第一趟看房下来,我们对房子质量总体感觉不错,合乎我们的品位,但真正有些兴趣的只有一套在woodside的房子,但是价位高出我们的预算。山姆是卖方代理。他说房子尚未挂牌,但是卖方现在有急于出售的想法,如果我们确实兴趣,他可以跟卖方一说,私了(“Private Deal”), 牺牲自己的买方代理费,降个10万还是有可能。对于房价,山姆说降个10万,是市场价格,但是如果降20万,就是一个“Steal”  Woodside 的房子都很大,这个虽然小些,但是新房,配件中档,环境好,离280近,交通方便,湾区最好学区,潜力很大。

回家路上,我们除了简单交换对woodside的房子的看法,主要谈论的还是山姆。山姆所说非常动听,句句入耳入心,我和牛肉不得不怀疑山姆是吹牛还是认真?是一个触觉敏锐的房地产代理, 还是一个靠着家族大伞爱交际的花花公子?他做几百万的高端市场,是否会重视我们,能够抽出时间?能够满足我们的需求?我们能否信任他?

sansemao 回复 悄悄话 Thanks for your sharing. I fully agreed with you that we need to be careful with the purchase price. Thus, A REALLY GOOD AGENT can really helps, and seeing as many houses as possible is also a good excise to know the market. My story continues, and we did get our dream house. I will write more to share later.

I am at the same age as you and I just bought a house in the Bay area, so reading your articles is like seeing myself. I actually ended up overpaying for my house... The housing price is still dropping, and it is a buyer market now. Don't be fooled by the listing price and the estimation in "Zillow". Zillow often overestimates prices. The actual final price is often lower or much lower than the "lower" bound of Zillow range. In addition, should not trust realtors too much. We found the house ourselves and just needed an agent to do the paper work, so we hired Arton Chau, a friend of my husband's good friend, without much thinking. However, Arton seemed standing at the seller's side and tried to set us up to buy a very expensive loan. We refused to buy the loan althought we would, very likely, lose the house we like a lot. Fortunately, a loan manager in a big bank did us a favor and approved our loan application in 2 days. so there is a happy ending. :)
However, I kind of regret my purchase. Our house is at Hayward but my husband works in San Jose. The 1 hour driving does not bother us at the beginning but doing it twice everyday becomes a big problem now. He is suffering back pain... but the dropping housing market doesn't allow us to move in the near future. :<
