BEACHLOVER:  Yes, I am in this area.  It is one of the better areas in the Inland Empire.  I buy properties in cities nearby where I live because of cash flow concern. These are reasonably OK areas in term of rentability, crime rate and school quality.

 

NOVICE:  I would rather to be a full-time landlord  and fixing my houses instead of writing a grant at this time on Saturday. 

            In terms of getting loan we have used both home equity line of credit and conventional loan.  In order to do this family salary income is important. Lenders do not want to see your living expanse is coming from your rental income. I believe that this will change once your number of properties increases to certain point that they begin to generate substantial amount of income.  You may seek advice from other big landlords here like JY101 and CULTUSLAKE.
