我当经济人的第一个客人,从新泽西来.在Manassas买了一个六万的房子.
上周装修完毕.估计装修加电器花了有六千,再加过户费,总成本七万.
今天已经顺利出租.每月$1000.签了两年的契约.
Monthlycost:Tax$182+HOA$57+Insurance$70(?)+Management$70=$380
每月净余:$620
第一年净余:$620*12-$1000(comission)=$6440.Caprate9.2%
第2年净余:$7440.CapRate10.6%
