purchase contract　(CAR)　
 

 

a) 允许buyer 从seller 接受 offer 或 buyer 接受 counter offer　那天开始算起１７天内，如果contigency conditions(贷款，房检） 不能移除, 取消合约；
 

b) 在escrow　签字后，有联邦法律下的3天反悔期 (three-day right of rescission) 给予primary residence的 re-finance borrower(s) 取消合约，investment property or second home property borrower(s) 不可以反悔 cancel the transaction.  买房者没有3天反悔期
 

c) 没有上述 a) or b) 的条件存在，在closing 后反悔，最好的情景是房价涨了，seller 反悔了，buyer 可以拿回deposit， 最糟糕的情景是seller, listing agent, buyer agent, 一怒之下把你告到法庭。
