首次购屋退税走到尽头,失效之前的最后探戈

With the expiration (4/30) of tax incentive to first-time home-buyer coming at us fast, all interested parties in real estate are gearing up to a final dance. Sellers want to catch the last big wave of retail home buyers. Buyers want to get the tax incentive. Agents, well, agents just want the commissions. And government is probably counting on the transaction tax to cover some budget deficit. Below is just one example of how things are going on the street.

A recent conversation between a seller and a listing agent.

Seller: So, we're scheduled to have an Open House this Sunday. What can we do to entice more people to come and look at my house?

Agent: Well, we've done all we can do to remodel this house. It's got a new roof, new kitchen, new bath, new flooring, new appliances, new paint, newer windows, and new fence. Even throw in a one-year home warranty. This is pretty much we could do to a house.

Seller: I was talking about how to attract more people simply to come to the open house. I'm thinking about maybe $5 gas card to anybody showing up with a pre-approval.

Agent: HMM. This sounds interesting. But I need to think about if this is OK with the RE board.

Seller: How about just some refreshment?

Agent: Maybe pizza? I could pick up half dozen pizza on my way over tomorrow.

Seller: No, I don't like pizza. It's messy. Maybe cookies.

Agent: OK, I can do cookies.

Seller: Yeah, just get cookies. If we have some left, just give it to the handyman. He's been working hard these couple days.

Agent: Sure. I'll look for what we have at home.

Seller: So, can I put this in the craigslist.com ad?

Agent: Sure.

Seller: Maybe I can say, Refreshment provided. Also ask via e-mail for special treatment if you have pre-approval letter. We want to attract the right kind of people, not somebody showing up just for the cookies.

Agent: I'm not worried about people telling their relatives about free cookies.

Seller: But I'm a bit concerned about $5 gas card. I can't afford to give too many of these. Can I say first come first served and limit to only first ten?

Agent: Let me think about it. I can bring down a table and several chairs.

Seller: No, don't bring chairs. Just a table. You'll also need some napkins, a trash can, trash bag. Also get a couple cases of bottled water.

Agent: OK. I'll see if we have any cheese left. That's not a problem.
