买此房出租,不适合

我现在住的这个区是我们这里最好的学区之一。属于developed的区。已经没有地皮再建新房子。这是我们这里最后一个new construction,里面有single home和townhome. 想买一个townhome出租。也期望以后房子本身能升值。看到一个end unit(2200尺,0。15acre yard)双车库很喜欢,要价320K.同一个community,新的single family house起价400k,但也是2200尺左右双车库(0.2acre yard)。

在我们这个大区,再加8-10万也就是40万左右就能够买一个20~25年新的single family house,2400尺左右with 0.5 acre yard(当然没有新房子省事,需要做一些维修工作)。纠结中,请租婆租公们给些建议。谢谢。

In your post, all you talk about is how good the community is, how good the house is. Nowhere is it found on how much it'll rent, what kind of tenants will rent there, and what kind of profit you'll get.

Rental business is strictly about money. If you get better return than CD, go ahead. If not, don't do it.

Once you figure how much it'll rent, what tax, interest, insurance, maintenance, vacancy, HOA, management will cost, you'll have a better idea about if it's a good idea to buy and rent.

Generally speaking, houses in good neighborhood don't make good rentals. The reason is simple, rent/price is too low. I know a house is worth 700K and rents for 3K. Nobody can make money this way. I'd guess that your house costs 320K and rent for 1600. Same thing.

Also, you might want to read some old posts on this board, especially those of JY101, 如山, 米大。 That might help.
