I feel you can do better in Atlanta. There has been posts on this forum from Atlanta that have better return.
With your rent of $750, take out tax (100), insurance(50), management(50), repair(50), vacancy(50), HOA(135) you'd be lucky to have $350. Your price would be at least 65K, probably higher, + 10K repair, that seems a bit high.
You gota view 30-50 houses before you buy a rental. Definitely don't buy the first one you like.
It's probably a OK house to live. I'm guessing.
