Is it worth the investment?

SFH, inventory, 2000 SF. The same ploor plan was sold $189,000 six months ago, now can bargain to $160,000. 25% downpayment. 4.25% 15yr loan. Monthly cost including mortgage,insurance, property tax,and HOA is about $1570. Can rent at $1750/month. The house price in our area is pretty flat, so I don\'t expect much appreciation. Is it worth the investment? Thks.
