根据本人在估价方面的学习知识，给大家介绍一下地产估价选comps和adjustment的原则。
首先，我们要理解地产估价估的是marketvalue。它既不是计算propertytax的
assessvalue，也不是保险公司计算replacement的insuredvalue，也不是contractor，builder建房的constructioncost，也不是accounting为了税务计算的bookvalue，而是指一个房子在市场上正常买卖的交换价值（exchangevalue，orvalueinexchange）。[阅读全文]

好久没有给大家updated湾区地产了。不少网友送QQH来要求我写个帖子。
元旦一过，就有不少客人来找我看房。一时间10来个客人周末看；周日看；上午看；下午看，忙得不亦乐乎。可是几个星期下来，人人complain市场上找不到自己的dreamhouse。有几位说，我出到90万了呀，你怎么还是给我找的小黑屋啊。所以一个contract也拿不到。原因是什么呢？

看了辣妹的“与硅谷房价密切相关的学区问题”一文后，想补充一下南弯地产市场的现状（以SFR为例）：
开春自今，inventory比往年少一些。但买家也少一点。原因是：由于过去2～3年来，弯曲房价已下降不少。一般屋主不愿意拿出来卖。所以换房的人也少一些。shortsale/REO经过过去2～3年消化，listing也少很多。按理说inventory少，房价应该上升，但还是有一些shortsale/REO，[阅读全文]
