前两天收到了郡政府寄来的2018年的地产评估(2018 Notice of Value)，去年买的每个出租房都给涨了百分之十几，而有一个出租房给涨了百分之二十几，真是忍无可忍啊，不蒸馒头，蒸口气的想法油然而生，咱要跟郡政府理论理论哈。Protest Deadline是4/30/18.
这是郡政府给的地税比较，看最后Net Taxable Value，2018年给涨了约21.6%
我们这里一般是每年按3% cap涨地税，可是新买的房，来年涨地税时往往就不按这个规矩来了，特别是出租房。政府呢有政府的算法，咱去抗争，深知是胳膊拧不过大腿，就死马当活马医吧，能给降更好，不给降，就算是练英文，长知识，同时咱这小老百姓发泄一下不满的情绪。昨天去到郡政府网站递交了Protest Form, 今天下午收到郡政府打来的电话，要我阐述理由，我说了，对方说说得合理，并要求把HUD-1给郡里。以下是给郡政府管理地税的有关人员发的email, 把理由又说了一遍，邮件如下：
Thank you so much for your quick response to our request with regards to property value protest. The following is our reasoning with supporting documents including copy of HUD-1 with purchase price of $159,000, and a screen shot of Zillow's estimate.
The house was purchased in summer 2017 (xxxx, 2017). House value is normally lower in the winter of the following year.
This is evident by Zillow's analysis on the house. Zillow mistakenly listed that the house was sold at $165,000 on xx/xx/2017 (this was actually the listing price, the sold price was $159,000), and they estimated the house value at $161,880 on 04/xx/2018, a 1.59% drop from $165,000. The true market value of the house on xx/xx/2017 was $159,000; if taking 1.59% drop, the house value would be $156,468 on 04/xx/2018. Therefore, the taxable value of the house would be $52,156, 1/3 of $156,468.
