【今日房贷利率】CA, FL, GA, IL, MD, TX, VA, WA - 4月16日星期四

SUMMARY:今天(4月16日星期四)公布的最新申领失业救济人数的报告显示,上周全美新增五百二十四万五千(5.245 million)失业人数,致使美国疫情爆发以来的失业总人数已达到惊人的两千两百万(22 million)。有华尔街的经济学家预测,每周新增加的失业人数在未来几周内应该放缓,失业总人数将继续上升,但上升的幅度在减小。

这对房贷市场而言,可不是什么好消息!要知道,疫情一日不放缓,失业人数增加的脚步就不会停下来;失业人数继续增加,将导致更多的借款人无法按时缴纳房贷月供,而这将导致房贷打包债券(MBS)在二级市场上无人问津,因为现在谁买房贷谁赔钱。最终只有美联储的无限量QE才是终极解决方案。但现在美联储和各级政府的头等大事是想方设法遏制住这失业狂潮,下一步才能腾出手来,通过QE来打压房贷利率的方式,帮助居民家庭减负。到那时,房贷利率将进一步下降,30年固定跌破3%,将不再是可望不可及的神话。

今天的房贷利率和昨天没有变化。目前重新贷款50万的利率,30年固定的零费用重贷利率仍维持在3.25%,15年固定为2.75%;购房贷款50万左右,30年固定的利率可以做到3.125%,15年可以做到2.625%。

美联储出重手救市,房贷利率重探新低指日可待!如果你想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后就耐心等待,等到利率满意的时候再下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
