房地产投资新概念—-在投资房的屋顶安装太阳能

After the house market crashed several years ago, investor who holds the positive cash flow property is found that they are staying a strong position. people  seeking opportunity in residential market start looking positive cash flow property. However, many people didn’t realize there is a brand new concept to invest in real estate market—- to buy a property with a big south face roof, and to install a solar system. you collect double income, —rent income plus solar income. Here is a example.

House value: 220,000$

location: Barrie

Rent income: 1,250$/M

Annual income: 15,000$

Property tax 2,400$/Y

Insurance 400$/y

Capital rate: (15000-2400-400)/220000×100% =5.55%


If this house has a 900sf or more south faced roof, a 10kw of solar system can be installed, it’s annual income is about 10,000$, the cost is about 70,000$.New annual income: 15,000+10,000=25,000$cost: 220,000$+70,000$=290,000$New capital rate: (25000-2400-400)/290000×100%=7.655%If we use the previous capital rate to calculate the value of the installed solar system house, the value will be:

(25000-2400-400)/5.55%=400,000$

the unrealized capital gain will be 400k-290k=110k. of course, the market may not realize the value immediately. however, the strong positive cash flow make you stay at a very goo position.

Monthly payment 775.8$/MMonthly income 1250-(2400+400)/12 =1016.7Monthly cash flow 1016.7-775.8= 240.9$

After


20% Equity: 58000$Mortgage Balance 232000$Term 4% 5 y fixed 35 y amortization
Monthly payment 1022.66$/MMonthly income( 25000-2400+400)/12 =1850$

Monthly cash flow  1850-1022.66=827.3$
