I got a reply from listing agent in CA "The home is zoned R1 but currently set up as a duplex with 2 full kitchens. There may be a garage conversion with no permits, can not verify with the county. Please talk with your lender to see if this is an lender/appraisal issue."
Can somebody knows about the relation between no permit with the lender/appraisal explain some? I don't want send an appraisal and then found out they won't be suitable for lending.

| | | | 回答: 由 于 车库改房间,地下室装修成房间,加盖SUNROOM等等都需要先申请permit,然后建,然后county审查通过,如果不走这些程序,改建或是扩建就是illegal,illigal的房子银行不敢贷款。
每个州执行的宽松不同,有的发现就罚款,然后一定要求申请permit,有些州宽松,没有人管,但贷款做appraisal时(现在的情况下)一般都通过不了。最近我一朋友就遇到这样一个情况,贷款被拒了。
为什么要permit,是因为美国对于房间尤其是卧室有要求,怕不审批自行修建的危害居住人的健康,也是为安全考虑。 |
