请教: does it have to be SF?

Thinking of investing in house near university. Generally people want single family house for own living Vs. townhouse or condo. When investing, does it have to be that way, or just focus on positive cash flow? The cons is you won\'t own the land, and need to pay HOA fee. The pros is less maintenance work.

Any thoughts?
