怎样估计美国房屋的底价？

截至 2008 年底，美国每五家就有一家的房贷余额超过房屋本身的市价，有这样的状况的房屋和房主，被形容为“淹入水下”。随着目前经济的继续恶化，会有更多的房屋要被这场经济灾难的“洪水猛兽”吞没。

房价要跌到什么时候，谁也不知道。但一幢房子的合理价格，也许可以从各种各样的数据中估计出来。笔者发现底下这张图很有意思。 http://mysite.verizon.net/vzeqrguz/housingbubble/ 在图上画一条趋势线，泡沫在哪里一目了然。 2000 到 2006 年夏是房屋的泡沫时代（ 2000 年的房价是合理的）。把房屋的泡沫挤掉，就可得到可能的房屋合理价格。

现在什么样的房价是合理的呢？根据上图可以作以下的估算：

例如在大华府地区， 2000 年 125K 的房子（很多 Condo 或低价连体房），高峰时可买到 250K ，现在底值为 160-190K ，比高峰时跌 24-36% 。

2000 年 250K 的房子（很多旧房， 2400 英尺），高峰时可买到 500K ，现在底值为 320-380K 。

2000 年 500K 的房子（很多十年内的新房， 3500 英尺以上），高峰时可买到 1 百万，现在底值为 640-700K ，相当于每年涨 4-5% ，高于通货膨胀。

现在大华府地区原来 1 百万房子大部分还要 800K ，还有十几万的下降空间。

当然，以上的估算针对的是房屋平均市场。学区，交通和失业率对房价影响也不可忽视，应在底值上适当加减。

还有一点，如果有县里的房屋估价历史，房子的底值应以 2001 的估价作参考（县里的估价必须接近当时的市场价）。
