原十哩广场上方新私宅 预售成价是周边最高

位于武吉班让、原十哩广场（Ten Mile Junction）上方的99年地契新私宅项目“The Tennery”，在本星期预售活动推出的217个单位中，卖出了181个单位。每平方英尺价格介于950元至1300元之间。 　　　上述成交价，创下了附近一带的纪录，显著超越了附近二手私宅的转售价。其中一例，为武吉知马上段的999年地契项目The Linear，二手尺价介于750元至800元。另一个屋龄较大（12年）、位于柏提路（Petir Road）的99年地契项目美馨园（Maysprings)，每平方英尺二手价行情，则介于638至770元。 　　　远东机构（Far East Organization）指出，预售单位的买家，有80％为新加坡公民和永久居民，他们多是住在武吉班让、蔡厝港、武吉知马和武吉甘柏山景（Hillview）等附近地区的专业人士。 　　　The Tennery共有338个单位，其中227个为一房式（619-640平方英尺），有72个为两卧房单位（860-950平方英尺），它们走“SOHO”路线，即“小型家庭办公室”单位，有3.4公尺的高挑天花板。 　　　而在售出的181个单位中，有六成为一个卧房单位。 　　　远东机构将在本周末正式推出此项目，让公众选购单位。 The Tennery共有四栋公寓，坐落在翻新中的购物商场Junction 10、停车场以及轻轨列车站之上，整个综合项目最高达16层楼，预计最迟在2014年初竣工。（The Tennery照片） 　　　远东机构执行董事兼首席营运总裁谢文华说：“随着科技推动了信息传播，更多人寻求多功能的生活空间，允许他们在家里办公。” 　　　受访的市场人士认为，这一组“破纪录”的成交价，反映出私宅市场中的买气依然蓬勃。 　　　卓登新达国际研究部主管陈瑞谨指出，The Tennery的单位面积小，每个单位的单价或许令人可消化得了。不过，这个项目能取得如此高价，显示出楼市中还是存有滚滚的流动资金，伺机等待进场的时机。 　　　陈瑞谨说：“远东的这个项目，要乘坐地铁进市区还是须花较久的时间。能获得这样的价钱，令人不禁害怕：我们（楼市）何时才会到达分水岭？” 　　　国际产业顾问公司总裁邱瑞荣则仍认为，楼市的买家已经失去了对市场价格相对性的敏感。 　　　他举例：“若要花上1000到1200元的尺价，我会在荷兰路和班丹谷（Pandan Valley）一带寻找永久地契私宅，若不介意施工中的地铁线工程，武吉知马一带如赐福路（Shelford）也可以找到1000元左右的尺价。” 　　　至于The Tennery的新尺价，是否会有如长江实业的The Vision一样，使周围的私宅价格水涨船高？ 　　　邱瑞荣认为，鉴于斜对面的武吉班让地铁站兴建工程正在进行，所产生的灰尘及噪音，将对附近私宅价格产生负面影响，一直到2016年工程竣工后，才会产生正面效益。 　　　同样在西部、吉宝置业在上月初推出的湖畔雅居（Lakefront Residences），截至本月中推出的500个单位中则卖出了466个，平均每平方英尺1020元。

Over 80% of residential project at The Tennery sold

More than 80 per cent of the 217 units released at residential property The Tennery have been sold, said its developer Far East Organization.

Located at the junction of Woodlands Road and Choa Chu Kang Road, 181 units were taken up at a preview.

Far East Organization said selling prices of The Tennery ranged from S$950 to S$1,300 per square foot.

The Tennery is an apartment complex sitting on the upcoming Junction 10 mall, right at Ten Mile Junction MRT Station.

Far East Organization said the SOHO-inspired property will “breathe new life and a refreshing cosmopolitan flair” into the Bukit Panjang suburb.

80 per cent of the buyers were Singaporeans and permanent residents, while 60 per cent of the units sold were one-bedroom apartments, said Far East Organization.

The property developer added that most of the buyers were professionals living in Bukit Panjang and the surrounding vicinity, such as Choa Chu Kang, Bukit Batok and Hillview.

Due to the strong response, more units of The Tennery will be released during its official launch this coming New Years’ Day, said the developer.

The Tennery is a 16-storey residential development with 338 units in total.

It offers one-and-two-bedroom apartments sized at 619 to 950 square feet, with a floor-to-ceiling height of 3.4 metres for each unit.
