SUMMARY:今天(4月9日星期四)发布的每周失业报告显示,上周有创纪录的六百六十万人次申请失业救济,远超市场预先估计的五百万。尽管如此,房贷利率并没有因此以及美联储的量化宽松而大幅下降。究其原因,主要还是因为失业人数仍在大幅攀升。失业人数上升的势头不遏止住,就会有更多的人还不起房贷,房贷打包债券(MBS)也就无人敢买,相对应的房贷利率就下不来;美联储和各级政府当前最重要的任务,就是想尽采取各种手段,来阻止失业情况继续恶化下去。相比之下,通过量化宽松无限量购买房贷打包债券以期打压房贷利率,暂时并不是当前美联储工作的重点,所以房贷利率只是在波动中缓慢下滑。但可以预见的是,一旦失业恶化的情况得到遏制,如何减轻家庭财务负担将会成为下一步金融调控手段的重点。到那时,房贷利率将会继续下跌,30年固定<3%的零费用重贷利率,将很可能出现。
目前重新贷款50万的利率,30年固定的零费用重贷利率仍维持在3.25%,15年固定为2.75%;购房贷款50万左右,30年固定的利率可以做到3.125%,15年可以做到2.625%。
美联储出重手救市,房贷利率重探新低指日可待!如果你想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后就耐心等待,等到利率满意的时候再下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
