SUMMARY:没有最低,只有更低!今天(3月4日星期三),美国股市大涨500多点。通常美股涨,美国债的回报率会升高,但这次美国10年期国债的回报率却继续下跌,今天终于跌破1%至0.96%!这可是我们这辈子到目前为止所见到的最低的国债回报率。如果这个趋势持续下去的话,不久的将来我们真有可能见到负利率了。
但大家不要高兴得太早,利率跌得越快,反弹起来就越狠。我现在还记得2013年6月时,房贷利率几乎一夜之间上涨超过0.5%的痛苦经历。特别是注意本周五,美联邦劳工部将报告2月份的非农就业报告。如果届时报告的2月份新增就业人数超出预期,那利率很有可能止跌反弹。建议大家如果还在观望,应及早锁定利率。
目前重新贷款50万的利率,30年降至史低点3.125%,15年降至2.75%;购房贷款50万左右,30年固定的利率降为3.000%,15年仍为2.75%。
顺便提醒一下:如果想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后等到利率满意的时候下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
