【今日房贷利率】CA, FL, GA, IL, MD, TX, VA, WA - 3月13日星期五

SUMMARY:今天(3月13日星期五)美10年期国债的回报率暴涨,房贷利率也继续上涨,相信许多人包括我们自己对目前的房贷利率上涨的幅度都会有眼镜大跌的感觉。为什么会是这样呢?????????????

答案是,美联储(Federal Reserve),或者更准确地说是没有美联储 (or the lack thereof)!2011~2012年量化宽松时,美联储为了救市并连带压低房贷利率,大量印刷美元用来购买长年期的房贷打包债券(Long-Term Mortgage-Backed Security,or long-term MBS)。那个时候,只要是你能把房贷给做出来,就有人买—美联储买—而且说是基本上不计代价地买。所以虽然那时投资者(主要是美联储)也有6个月的追返佣金的条款,但如果你的房贷refinance了,新的房贷美联储还是会买。所以大家基本上可以肆无忌怛地每隔6个月,利率降低了,就再重贷一回。

而现在情况则不同了——现在的MBS的投资者主要是私人或机构投资机构而不是美联储。私人投资机构购买MBS时,会认真评估MBS里打包的房贷的重贷风险。如果MBS里的房贷的实际重贷时间远远小于当初MBS定价时的假设,那么投资机构就会赔钱。俗话说,杀头的买卖有人做,赔钱的买卖没人做。在当今美国债回报率一路狂跌的大环境下,投资机构认为市场上待售的MBS里房贷被重贷的机会太高,都不愿意出大价钱投标购买,造成MBS的价格上不去,回报率也就是房贷利率升高却下不来的独特景观。

目前重新贷款50万的利率,30年固定的零费用重贷利率继续保持在3.500%,15年仍为3.125%;购房贷款50万左右,30年固定的利率涨至3.375%,15年暂维持在2.875%。

在这样的大环境下,如果你想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后就耐心等待,等到利率满意的时候再下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。<<— 这一点在本周得到了完美的验证!
