【今日房贷利率】CA, FL, GA, IL, MD, TX, VA, WA - 3月12日星期四

SUMMARY:昨晚和新冠病毒相关的坏消息不断,美国关闭了除英国以外与欧洲间的航线,Tom Hanks夫妇在澳大利亚感染新冠病毒,等等,今天(3月12日星期四)华尔街股市开盘后暴跌,创下自1987年以来最大的跌幅!房贷利率也继续这几天暴涨的脚步,今天各家lender纷纷多次调高房贷利率。

目前重新贷款50万的利率,30年固定的零费用重贷利率继续上涨至3.500%,15年仍为3.125%;购房贷款50万左右,30年固定的利率仍勉强维持在3.25%,15年涨至2.875%。值得注意的是,5/1 & 7/1 ARM的自住屋房贷利率是新亮点,$50万左右的自住屋购房贷款,7/1 ARM目前仍然可以做到2.5% with 0 point。

之所以房贷利率会变差,归根到底还是由房贷债券市场供需失衡决定了的。金融市场里没有足够的买家去买房贷打包债券(Mortgage-Backed Security,简称MBS),所以MBS的价格涨不上去,相应的回报率(也就是房贷利率)则降不下来。估计MBS的潜在买家们担心花高价买了MBS,如果利率再跌,那借款人就会大概率重贷走了,这样MBS的投资者们会赔钱,所以干脆不买MBS,转而去追捧美国债。这也意味着,随着房贷利率和国债回报率之间的利差扩大,最终smart money为了追求回报率,在市场稳定下来以后还是会回头抢购房贷打包债券的,那时便是房贷利率掉头走低的时候。敬请大家一起来关注!

顺便提醒一下:如果想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后等到利率满意的时候下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。<<— 这一点在本周几天得到了完美的验证!
