SUMMARY:今天(3月11日星期三)华尔街股市继续震荡,虽然道琼指数又回头跌下去1,300多点,但美10年期国债回报率却继续回涨至0.77%,房贷利率继前两天连续多次调高后,今天继续向上微涨。美国房贷利率还真就变得跟中石化的汽油价格一个德性了——原油价格(国债回报率)涨,它涨;原油价格跌,它还涨!
当前房贷利率?市场呈现出三个於以往不同的现象,即:
1、受各家lender的产能所限,房贷利率和美10年期国债的回报率基本完全脱钩。在未来几周内,房贷利率将不会和国债回报率联动,也就是说,国债回报率下跌,别指望房贷利率跟着下跌;
2、短期利率(15年固定)和长期利率(30年固定)的差距,比以前要缩小不少。这主要是因为利率曲线倒挂造成的。现在15年固定的利率和30年固定的利率相差不了太多,您在选择15年固定时,需要衡量一下每个月多付那么多贷款月供是否值得;
3、自住屋和投资房的利率差距,在进一步扩大。以前同样的房贷金额,自住屋和投资屋的利率相差约.375%~.500%;现在这利差则扩大至近1.000%。也就是说,现在是重贷自住屋的好时机,但对投资屋并不一定是。
目前重新贷款50万的利率,30年固定的零费用重贷利率仍维持在3.375%,15年涨至3.125%;购房贷款50万左右,30年固定的利率维持在3.25%,15年仍为2.75%。值得注意的是,5/1 & 7/1 ARM的自住屋房贷利率是新亮点,$50万左右的自住屋购房贷款,7/1 ARM目前可以做到2.5% with 0 point啦。
顺便提醒一下:如果想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后等到利率满意的时候下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。<<— 这一点在前两天得到了完美的验证!
