I have posted an article on "Investment and management" for the experience of being a new landlord for 5 days old.
It turned out the that unit with AC problem is not the worst. I spent around 3 hours to get it cleaned and this AC in another unit was even worse.
The tenant called for AC problem in last Saturday, scheduled for inspection on Tuesday night. When I got there he said the maintenance guy in the association have looked at it saying the Freon is low, need recharge. I opened up the evaporator coil chamber and found out the whole coil was covered in thick ice and no air flow it. Further I found there is no filter was installed on the filter slots. This unit is siting on a air duct, there are filters on the wall to the ducts and there is a big hole in the duct through which the air can flow to the unit freely.
It is clear the problem is the evaporator coil must be dirty. Turned off the thermostat and leave the fan on to let the ice thaw.
The maintenance man come by and confirmed it is the problem and offered to clean it for $180. Actually it is a good price to do it,
