I hope now you know it's not always as good as it seems.
2。自己可以到Small Claim Court,填写提诉表。并且寄双挂号信给当事人的住址,再加上自己亲送,若当事人不在或不肯签收,可塞在门缝下。可以请朋友一起去作证。
3。一般来说得到法院裁决之后,就可以请法警去驱赶Eviction。 (法警可能要按排时间)
三天的通知应直接交到相关的成人手中。我也赶过房客,也考量过自己送还是找人送。最后还是找了个较可靠的专业赶房客公司(大点的地头蛇)。他们知道怎样作,也有侓师。送三天的通知一般要60-100美金。开庭700-800美金加出庭费。而且他们会写明这些费用由房客负担来吓唬。
现在试试以房子危险和欠房租两个理由赶他。
以后还是找管理公司好些,他们专业。租金收入也差不了多少,只要自己找人维修。而且对自己也有保护。如须要,我可推荐几个。

以其人之道还治其人之身。拿着红条子的警示:危房不能住人,房客必须走人!如发生任何意外房东没有责任。你要做好备案才能对付这些无赖,让他们签字画押(谁出具红条子谁画押)以备法庭之用。

我也是房东,我的体会是,买出租房也要考虑地点,房客要选好,才可以避免这些麻烦。
