Home Warranty

人人都知道，那些保险、保修公司，该保的不保，否则，公司咋赚钱那？！  因此，你有矛，俺有盾。 

-  always purchase home warranty the 1st year before/at closing escrow.  afterwards, anything goes wrong will go wrong. on your offer, nothing to hurt to ask seller to pay.  my last SS, my agent paid for me. nice, huh?

- home warranty is more expensive to buy after closing.  

- remember to request home warranty for deals, A/C included as promotion for new home buyer, which is usually available if you purchase home warranty through your agent.  remember to read those fine words.  they are super tricky.

- buy home warranty for rental property if you are not handy.  don't expect your tenant would use your appliances the way you do (unless you don't provide washer/dryer/fridge). some of them use A/C 24/7. home warranty may be the only solution. just let tenant pay for co-pay (put it in lease). that way, 他们用得很小心. ：）

and at least 1 yr for primary home, why not?  it's free.  

though worry-free is impossible, shall we try worry less then?  life is short, isn't it?  hehe...
