Capital Gain (Waiting online)

I have paid off my main residence (20% deposit when bought it) and want to buy a new property. If I withdraw the 80%, use it to buy the new one and at the same time change the new one to be main residence, the old one to be rental property. Do I need to pay Capital Gain?
