自住房 投资房

如果你的自住房已经还清了,想换一个更大的房子作为新的自住房,同时把原来的自住房变成投资房。如果你把多还在原来自住房的房贷提出来，用来还现在新的自住房。这样一来，新的投资房的租金不能cover房贷，是否可以claimtaxreturn?还是只能claim有一定百分比的taxreturn?
