Buy 4 or 5 houses in central valley. rent out $1000-1500 each. No leverage needed.
Say if in average rent $1250 each, it can get >$5000monthly income after property tax, insurance, and maintenance cost. Remember no mortgage, with low income tax, it should give you a not rich, but ok living, without working for somebody else.
Well, not really retired - still need to manage the rent properties.
