房子和股票，永恒的话题

十多年了，永恒的话题，和10多年前没有太大变化。

原因：写手鲜有做literature review。

写几句十年前这里的结论性总结供参考。

1.房子本来应该不如股票投资好。

2.政府的贷款政策（低息），税收政策（减税），货币政策（通胀），扭曲了市场，使得现实经验中，房子胜过股票

3.失去杠杆的房子投资不如股票投资好

4.房子可以timing, 股票不可以timing. 

5.房子可以买个别房子，股票不可以买个别股票。

5.5. 因为4和5.聪明人买房子，笨人买股票。自以为聪明的买什么都不灵。绝顶聪明的买什么都灵。

6.起步靠房子，守业靠股票（除非全职）。

7.总体原则，懒人买股票，勤快人买房子。女人买股票，男人买房子。个别女汉子例外。退休金买股票，现金买房子。
