【今日房贷利率】CA, FL, GA, IL, MD, TX, VA, WA - 3月9日星期一

SUMMARY:真是令人哭笑不得。。。上周我们还在用原油价格暴跌不一定造成消费者的油价下跌,来向奇虎贷款的客户们解释美国债回报率和房贷利率之间的关系(点击阅读)。结果昨天周日就传来惊人的信息,以沙特为首的石油输出国组织和俄国就限产石油的谈判破裂,沙特决定大幅度提高石油产量,引发原油价格暴跌,跌幅一度达到30%!

受此影响,再加上世界范围内包括美国国内新冠病毒的感染和死亡人数继续攀升,造成投资者恐慌性抛售,今天(3月9日星期一)华尔街一开盘,美股市道琼指数就如水银泻地般暴跌1,800点(下跌7.1%),触发熔断机制,美股市交易暂停。这可是2008年的金融危机时才出现过的末日景象!受此影响,用来避险的美国债价格应声上扬,导致10年期国债回报率继续下跌至0.56%。金融市场恐慌,对房贷利率而言可是好消息!房贷利率的价格也确实在进一步变好,但由于受到各家贷款公司产能的限制,房贷利率的下降幅度远远没有国债回报率的跌幅。

沙特此次祭出的石油价格战,已经不是第一次了。上次是2014年底2015年初,沙特为了打击美国本土的油页岩石油开采公司,放量压低石油价格,导致原油价格从$100/桶的高点,一路跌到近$20/桶。而这次石油价格战,却有所不同,实际上真正是由俄国发起的,其目的也是为了打击美国本土的石油开采公司,并以此反击美国川普政府对俄国的经济制裁。俄国和以沙特为首的石油输出国组织的谈判其实已经进行了一段时间,但普京选择新冠疫情在世界范围内爆发并已经开始引起投资者和消费者恐慌的绝佳时间点,放出胜负手,拒绝沙特的限产保油价的建议,引诱沙特增产,打压油价,加深金融市场的恐慌,算是给川普政府狠狠地上一把眼药,甚至有可能影响到11月份的美国大选。

目前重新贷款50万的利率,30年固定的零费用重贷利率降至3.000%,15年仍为2.75%;购房贷款50万左右,30年固定的利率仍为3.000%,15年仍为2.75%。

顺便提醒一下:如果想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后等到利率满意的时候下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
