Question max rent increase rate in PA?

I found one couple want to rent our house, but they ask lower rent for just 3 or 6 months, right now it is hard to find a good and qualified tenant. If I rent to them as very low rent (under the market), how much percent that I can raise for the next tenant? 6%, 8% 10% or above 10%? Very appreciate your help!!!!!!!!!
