给大家来个强心剂，看看我这个deal如何？

今天刚进入合同的房子，降了2次价没人要。6轮讨价还价后，最终15万成交。1 acre lot, 2 properites. 

学校 6，9，5。还是我上次说的捡漏区。不过这次是2个房子在一个lot, 没人愿意买，且状况比较糟。刚得知卖家明天要举行party，庆祝卖房成功，然后直接周二就搬走，估计是去FL度假了。他们很高兴，终于有人接手了。

 

主房1800尺， 1900年建的。 4bed 1 bath。楼上三个房间没有卫生间。走廊刚好有很大一个位置可以加建卫生间。装修如下：7500全新vinyl floor； $4000 additonal bath； $3000 painting；$1500 misc repairs

Rehab total: $ 16000, estimate rent $1400-$1500

 

次房880尺  1973年建， 1 bed 1 bath 1office。 准备改建成 2 bed 1bath。这个房子里面比较糙，很多drywall 都没mud.  Not a big deal for me.

$3500 vinly floor；$2000 bedroom update and drywall；$1500 misc repairs；

Rehab total: $7000, estatimate rent $900-$1000

 

Closing fee $4000

总投入18万, 租金$2300-$2500，装修完预计增值8万+

 

It's time to find another property and repeat the process again.
