对房子保值功能的争议应该不大。但总体上讲，房子真的能增值吗？
扣除通胀，调整到2000年的美元水平，全美中间房价从1940年的$30600涨到2000年的$119600，平均年涨幅2.3%。表面看是在涨，但房子是有寿命的。一个1940年中间价的房子到了2000年大约是比中间价低了。所以比的根本不是一个东西。比较新屋可能更有意义，尽管60年前的新屋和现在的已相差很远。

其实这个道理就像beginner\'sluck。（Whensomeonewithlimitedexperienceachievesbetterthanexpectedresultsitisreferredtoasbeginner\'sluck.）
假如一个胜率40%的新手去赌博，赌一次之后，他全胜的可能是40%。所以赌一次之后，40%的新手会感觉很好的。而对一个胜率是60%的老手，每多赌一次，只不过是分母加一，分子可能加一也可能加零而已。所谓beginner\'sluck指的就是新手自我感觉良好这件事。

做短线的缺点很多，就不多说了。说说长线。
既然是长期就不能以短期的输赢来定英雄。所以短期效果不论好坏都不太说明问题。只有等长期到了，结果才会出来。可是等长期到了，一旦结果不好，怎么办？从头再来？别忘了，是长期，时间已经过去了。
怎么样？吓坏了吧？
要想不被吓，胆子大点就好了。
