根据纽约联储(NewYorkFederalReserveBank)周五(6月4日)公布的一项研究，除非房价大幅上升，否则美国的住房拥有率将进一步下降，因为抵押贷款超过房屋价值使得租房比较划算。
纽约联储经济学家AndrewHaughwout，RichardPeach和JosephTracy计算得出的有效住房拥有率，将负资产家庭计算为租房者，而不是房主。
