In term of effort, you need to keep good record of thing that you've done, especially financial record. All financial matter has to be separate from your personal, as well as other LLC's.
Even with all this, it's still possible to sue you personally if the lawyer is good. So, it's really one layer of protection, but it won't protect you absolute.
INC is a form of more formally separate entity, since it pays tax by itself. However, it has the problem of double taxation, meaning taxed when the profit is recorded, then taxed again when share-owner get's dividends.
LLC贷款, it's possible for other businesses. It's just that at this time, banks don't want to lend to rentals. Maybe it'll come back some time in the future. For other businesses, I believe it's possible, though I don't personally have experience.
