晴天霹雳：刚到手的房被淹了!

1月底close的town home, 2月份前section 8租客搬走不告诉我,还把空调关了,大冬天的把水管冻裂了.邻居发现车库往外冒水,我人还在国内,邻居报警.警察来把门砸开,发现家里像游泳池,一个卧室和车库的天花板都掉下来了.地毯泡透了.

HOA有insurance, 我要付 $5000 的deductible, 我自己还没买内部insurance,不知道到底要花多少.(内部除了地毯,倒是空空的)

还有我怎么sue以前的租客?

现在HOA找了contractor在修, 所有卧室,厕所,厨房的墙和地板全被打开,吹风,不知道我最终要花多少.以后卖房是不是还要disclose? 那这个房就难卖了.

哭死,第一个投资房,难道就被wipe out 了?没吃到羊肉惹了一身膻!
