LIVING in NSW has become so expensive that people aged in their 20s are leading an exodus - even choosing the staid cities of Canberra and Adelaide over pricey Sydney.

NSW experienced the largest loss of people aged 20 to 29 in the last year, with 7220 bright young things leaving the state for elsewhere in Australia.

They contribute to the total of more than 100,000 people who left NSW in the last year, according to figures released yesterday by the Australian Bureau of Statistics.

The number of people attracted to NSW did not make up for the exodus, leaving a shortfall of almost 24,000, which is slightly down after several years of shortfalls of more than 30,000.

Professor Ian Burnley, a NSW University expert in interstate migration, said the high cost of housing and shortage of rental accommodation were the greatest factors causing people to leave.

"The fact it's changing has to do with housing costs," Professor Burnley said

"It's difficult to prove cause and effect but there's fairly good evidence to show these changes are because of what is happening to the rental market."

He said young people were strongly attracted to Queensland and Western Australia because of high wages on offer due to the mining boom.

However, South Australia and the ACT used to see a net migration loss to NSW - more people from the other states moving to NSW than vice versa.

This trend has changed in the past year, with the other capital cities becoming more appealing because of lower housing costs.

"There tended to be a net loss for about one and a half decades from Canberra to Sydney, but that seems to have changed," Professor Burnley said.

ABS data showed 717 more people moved from Sydney to Canberra than in the other direction, and 242 more people moved from Sydney to Adelaide than the reverse.

The most popular destination for NSW residents looking for a seachange was Queensland, with more than 51,000 moving to warmer climes.

Victoria also increased in popularity as a destination, with just over 23,000 NSW residents making the move.

NSW also lost the greatest number of older people compared to other states, with the largest net loss of people aged 50 or over.

More than 3100 people in this age group who left NSW weren't replaced by older migrants from other states.
