Got email from PM from B town: unit 301 caught fire. Got further info today: fire was caused by tenant cooking. Unit 301 is a complete loss and has to be rebuilt. There is water damage to units downstairs due to fire fighting. Got a lot of pictures from PM. Sent email to insurance agent July 1st. Agent sent report to insurance company today. Adjuster will be on site soon.
Rental has been good this year but problems always happen here and there, and then this fire!
Need to figure out what the deductible is for the insurance renewal. If the deductible is high, I may have to buy out the damage contract to reduce costs. Otherwise just let the adjuster find the contractor; I do not want to manage the renovation due to long distance, as long as the deductible is low.
