今天有一个买主,给了一个offer,是关于一个两房的apartment。我今天刚刚完成一个同样的单元,售价八万二。Realtor打电话告诉我这个offer,说是出价七万五firm。我告诉他不要浪费时间,也不要写offer给我。但不管怎么样,offer还是来了。好玩的是,买方还给我写了一封信,现抄录如下:

Dear Vendor,

 My name is John Doe and I am a real estate investor representing a group of investors as well as myself. We own three units in XYZ building as well as other properties in the Lower Mainland. As we have recent buyingexperience in the building, and have heard through the grapevine what you have recently bought these units for at whole sale price, we trust you will find the following offers are fair and at market value. Looking forward to working a deal with you.

     Sincerely, John Doe
     phone: 1234567890

Offer Options:

 1) $75,000
    Points: We would require vacant possession as the unit would be undergoing extensive renovations making the unit unlivable upon possession. We believe this offer to be very fair as we recently(March) purchased a more impressive unit in the building for $65,000

 2) $70,000
    Points: We take swift possession with current tenant intact. This lower sale price is necessary for this unit to work for us if the current tenant stays as this enables the unit to be self-sufficient with a 25% down payment. This is the only type of property my team is interested in.

基本意义就是说:我们在这个楼里已经拥有三套,所以我们知道底细,也知道你的批发价,并且我们去年三月买的一套比你的还好,六万五,所以我们给你七万或七万五对你来说够公平了。哈哈!并且,只有这个价格我们可以操作,否则我们没办法操作了。哈哈!!

买方是知道现在售价是八万二的。

大家看看,买方犯了什么错?

carpe_diem 回复 悄悄话 Yes, cultuslake, there are always such investors looking for deals out of innocent people who don't know the market. It sounds like (correct me if I'm wrong) there's a high transaction rate in the building. Do you know the reason? It might affect the future value of your property.

BTW, do you mostly do flips or leases or combo?
cultuslake 回复 悄悄话 I think you are right: the buyer is not serious. After the offer, we did not hear back from them. However, his trick might work on a senior who may have bought a place very cheap and does not know the market much. He is like a wolf trying to pick his prey. He has to check upon many before he finds a weak one.

He came to the wrong one this time.

But he will keep on trying, for sure.
carpe_diem 回复 悄悄话 I don't think the buyer, maybe green, is so serious about the deal. Otherwise, s/he would have asked what you can do instead of listing the options, an easy way to shut the door to him/herself and exposing his/her bottom line. One word: inflexibility.

By the way, where's the property? This cannot be in the Vancouver area.
