1。在最后签字之前，一定要提前一天预览一遍 (Final Closing Statement; Note; Deed of Trust; Statutory Warranty Deed)。这样有问题可以在最终签字之前纠正过来。

2。最后的签字应该约在一个Weekday（工作日）这样可以随时跟他们联系。周末不好。

3。让买方在Escrow里预留打扫卫生的钱。每次买完以后，都得花钱再打扫。不应该的。

4。Deed 里面经常会弄错的有:

 4.1 "After recording return to:" gives wrong address, it should be your primary home address, not the property address you just bought.

 4.2  The Grantee may need be somthing other than your names (e.g. living trust)

我的Deed上应该写上我们的Trust 作为 Grantee。但是没有。改动又得等到星期一（我们是星期五晚上签字的）。同时，也没有预览。

5。如果买的房子要放在 Living Trust 里，那么，Statutory Warranty Deed 上就应该写 Living Trust 是 Grantee. 就是说，卖方把房子过户到你的 Living Trust 名下。 这样的话，Deed of Trust 以及 Note 都要以自己个人的名义签名，而不是以 Trustee 的名义签名 （虽然签名线下方会写是Grantor/Settlor, etc.)（9/29/2016的教训）

6。9月至1月是出租淡季。不能买房！  （10/14/22016的教训）
