This year is been rough, many good tenant lose job and been evicted, sometime I do feel bad about doing it, but I have to remind myself that I am not in the charity business...
currently Under Eviction 1 waiting on judgment on back rent/damage 2 pursuing collection 16 paying or under garnishment 14 civil warrant ( dead beats ) 12

Traditionally, Nov/Dec are bad months for rental, this month, was somewhat surprised, it actually improving from Oct Rentroll.
We were able to rent out all empty SFH/Duplexes, but the new complex, continue to struggle.
Also, we put 2 deadbeats in jail, collected $1400, perfect timing for Christmas...lol
The first winter storm caused some damages, about $1600.
of the 134 units we have, total 12 vacancies, and expecting 3 more open in Nov..
SFH + Duplex (44 units), collected 95.7%, full, but 2 will be moving out.
Commercial Office Park (10 units), collected 90%, 1 opens.
Apartment Complex (40 units), collected 100.2%, 3 opens, will lose 1 in Dec.
Partnership Complex (40 units), collected 79.8%, 7 opens.

so here came the first winter storm of 2011...
1. begin with 2 days of heavy rain on Sunday...

2. Tuesday turn in to 9 inches of freezing rain and snow.

3. last night on my way home, a normal 25 mins drive, became 3 hours traffic jam.

4. and the damage costs are....
- 1 water heater busted, replacement cost $357 + 7 hours
- 1 water heater not work, replace thermal coupler, $9 + 1 hour
- 1 furance not work, clean and replace senser, 4 hours.
- 1 utility light pole caugh on fire, $240 to replace.
- 1 roof leak, cover up, 2 hours.
- still 13 units no power.
- 1 eletrical riser got pull away from house, damaged roof. estimate cost $1000.


- snow removal, $325.
5. of course some good news..
-swans finally show up at my back door.

-and its such a beautiful day...

as I was thinking Nov is going to be a horrible month, but here comes Santa... last week I got a deadbeat in jail, collected $700, I was excited about this free Xmax money, and here come again, our wonderful local policy department, arrested another one for me, lol, $1400....wow, Florida, here I come....
but as always, good thing always accompany by its evil brother...
13 inch rain over night.....

modern tax system should have 2 function..
1. by taxing the riches and advantaged few, transfer percentage of wealth to the poor, and keep a stable society. In this case, income tax and property taxes, both fall in these category.
2. by giving business incentives, reward them to invest, reinvest capital expansions, the ripple down effect, will create jobs, thus create bigger tax bases. Loopholes, business taking in today, were from that idea. also, property tax abatement, is similar to that. In my area, we have a billion dollar company, pays near zero in property tax, because every piece of equipment or property they purchased, they ask the county give them 10 years tax abatement. I always said, I maybe the biggest single tax payer in my county.

In a modern capitalist society, there always be upper, middle and lower class citizens.
Tax programs that are to provide the revenue for transfer payments and social services actually are aggravating the plight of the poor --- -- Hans F. Sennholz, Death and Taxes,(1976), 1982, p. 37.
Entrepreneurs get rich and the poor get better off as a result, so yes the gap thereby gets wider -- but the top AND BOTTOM of the gap both rise to levels much higher than before.
The 999 plan, will be the dream come true for all the super riches, that live on capital gain and interest income, pays zero or near zero taxes, while the working class citizen, will carry all the burdens.
Cain is correct, “some people” will pay more. The poor and middle class (that’s you and me) will pay more, and the rich will pay less. This plan is Robin Hood in reverse. This is a clear redistribution of wealth from the poor to the rich.

national sales tax, is nothing new, varies politicians already try it, it will not work.
It is not a fair tax. once some candidates was promoting 17% straight flat sale tax, and do away with the IRS codes. It will not stop top 1% super rich people on spending, they can always go out of country, but for sure, will hurt the bottom 40% of people thats already been struggling.
for many many years, I was completely for it, but after I got in the landlord biz, I had never realized how many disadvantage people struggle in the bottom, an additional 9% sales tax, will only hurt them more.
national sales tax, will open up a new can of worm, soon or later, it will be 10%, 11%, 12%, NO MORE NEW TAXES!!!!
yes, I don't pay any federal income tax, and little state tax, but I pay our fair share thru property tax, I am not only paying for my kids education, but also another 200 kids education, we are paying 12% of my gross receipts for property tax, another 9% will just break not only me, but all landlords back. |
