    Rent Update, Sept 2011, 8 vacancies + 1 Evictions.. 2011-09-30 17:42:05

    Sept, after 2 of disappointing months, we flushed out most the bad bloods, now back to normal operation range, finished all but one eviction procedures, and we are renting them out as fast as we can get units ready....

    and this is the third month since we took over the new 40 unit complex , only 3 one-bedroom units remaining, collected over 91% this month.


    So of the 134 units we have, total 8 vacancies, and 1 pending Evictions..

    SFH + Duplex (44 units), collected 98.3%, 1 opens, 0 pending Eviction.

    Commercial Office Park (10 units), collected 90%, 1 opens.

    Apartment Complex (40 units), collected 94%, 3 opens.

    Partnership Complex (40 units), collected 91%, 3 opens.

    the world is going crazy, 11 eviction cases from July-Sept, few are good tenants but lost job and employment benefit already ran out..

    is the worst yet to come???

    Rent Update, Aug 2011, 7 vacancies + 6 Evictions.. 2011-09-06 15:40:39

    August, somewhat improved compare to July, we are renting out units as fast as they become open, but we still ending with 6 pending evictions from July.


    The new 40 unit complex, we had harder time selling studio/one bedroom units, we rented out 6 two bedroom town houses since we took over in July, but only able to rent out 1 studio, and 2 one bedrooms.


    The fire damaged house, passed mechanical inspection, is now ready for drywall, expect to finish in November. We settled with Insurance on 95k, so far we disbursed about 20k, I am expecting to total cost of repair, will be in 38k range..


    I will lost one office tenants (3 year lease up) in Sept....


    So of the 134 units we have, total 7 vacancies, and 6 Evictions..
