August, somewhat improved compare to July, we are renting out units as fast as they become open, but we still ending with 6 pending evictions from July.
The new 40 unit complex, we had harder time selling studio/one bedroom units, we rented out 6 two bedroom town houses since we took over in July, but only able to rent out 1 studio, and 2 one bedrooms.
The fire damaged house, passed mechanical inspection, is now ready for drywall, expect to finish in November. We settled with Insurance on 95k, so far we disbursed about 20k, I am expecting to total cost of repair, will be in 38k range..
I will lost one office tenants (3 year lease up) in Sept....
So of the 134 units we have, total 7 vacancies, and 6 Evictions..
SFH + Duplex (44 units), collected 90.1%, 0 opens, 6 Evictions .
Commercial Office Park (10 units), collected 100%, 0 opens.
Apartment Complex (40 units), collected 101.9%, 1 opens.
Partnership Complex (40 units), collected 80.7%, 6 opens.
