We contracted a company from Kentucky doing the Pre-test for $1000..
Last week, we got the results, contamination level range from 5.66 to 18.7, HVAC is 21.96, while state legal limit is .5....

Due to the level of contamination, we need to remove all soft surfaces, and HVAC ducts. This company offer to do the decon and final test, if we do everything else, for $2800, and guarantee will pass state and local health inspection, we decided to use them.
This week we tear out everything in the house, leaving just bare walls and bare floors, fill up a 40 yard dumpster.
But we found under the carpet, were some beautiful hardwood floor, we decide we will refinish the hardwood instead of carpets.
I am expecting the total cost will be about 8k. Insurance deny coverage on Meth clean up, but they pay the fire damage claim, which amount to $4700, plus 2 months of rent lost.
After further research, the cleaning chemical they use, is just no more than laundry soup and bleach, with some boosting agent added. haha, the chemical, 5gal package, sells for $280, covers up to 500 sq ft of room space..now I know what to do next time....haha

the world, didn't end today...but this society as we know, may just become history...
earlier this week, the supreme court ruled, in Kentucky vs. King, 8-1 in favor of the state, the new law lets cops barge in your properties even if they just simply THINK there are drugs inside your building.
then Indiana supreme court, went a step farther, in Barnes vs State of Indiana, ruled, "We believe however the a right to resist an unlawful police entry into a home is against public policy.....In Sum, we hold that Indiana the right to reasonably resist an unlawful police entry into a home is no longer recognized under Indiana law"
Evidently, random house to house searches without warrants are now legal in Indiana, and so may follow by other states...
I am, as a victim of a drug case, end up with a meth house, which will cost me 10k to clean up, but I am having a huge problem with these troubling rulings, it seems, cops now can come in with warrant or not, we can't resist, where is my 4th amendment protection?

well, the insurance company finally responded, they will pay for the fire damage but formally denying coverage on the meth clean up. the estimated fire damage is $3900, plus 2 months of lost rent. I have $1000 deductible.
they are denying it, base on the policy where it saids: Dishonesty or Criminal Act by you, any or your partners, members, officers, managers, employees, directors, trustees, authorized representatives or anyone to whom you entrust the property for any purpose.
basically, what insurance said is, tenant signed the lease, you entrust them, no coverage. if it is cause by third party, maybe cover under vandalism.
I just email my attorney, for his opinion.
anyway, after talking to almost 20 different companies, finally found one that willing to do pretesting and post testing for $1000 each, and providing us detail guild lines on cleaning, so we can do the cleaning ourselves.

This month is like a roller coaster, up and high, then down to hell...
1. The rebuild project is now finished, passed final inspection, insurance company paid lost rent to 4/14/11, from here on, we on our own... response to the new building is very good, we rented out 4 of the 8 units within the 2 week period.
2. we also rented out all the empty units in other locations.
3. while the first 2 weeks of the month been haven, then all the bads begin to happen.
3. one of the house, tenant got busted for meth lab, health department condemned the house, waiting on further testing. We did file a claim to insurance, preliminary finding, because there was a small fire broke out inside, they will cover on that, together with loss rent and damage repair, but the bigger problem will be, they need to further investigate the meth lab damage, to determine if this under coverage, if there is any. I expected the total cost of repair be about 10-14k.
4. of course, when it rain, it pours, we had non stop raining for last 2 week, we end up with 3 roof leak, 1 sewage backup, and a flooded basement.
5. that is no done yet, last week, we had a water heater overflown, flood the unit down below, twice, and we still can't find out why it overflown, we had changed every part that can be changed in the water heater, next thing will be, replace with a new one, if it flood again.
6. then the dessert of these excitements, is 2 sister rented from me, their boyfriends got in a fight, and neighbor call the police and both boyfriends got arrested. well, no question, they are on my eviction list today.
