  • What a great month, 100% occupancy for March 09, 93units all ren

    well, 4month after the fire incident, the building is now enclosed, windows and doors are in, roof complete, fire code passed, plumbing completed, pass the structure and plumbing inspection. electrical be finish in 2 more weeks, dry wall be finish in 5 weeks. we are ahead of schedule, and below budget so far, both are good things...

    haha, the day is beautiful, 75 degree outside, sunny, mild wind from the south, trees are changing color, I love the fall..

    haha, today, the good news is we leased out 3 units today, and the even better news is I signed off on one garnishment order, collected the last check on this judgment.

    but that is not all, the best news is I settled a 7 year old claim, haha, this girl owe me money for the whole 7 years, finally, I got her, haha, I had this girl under civil warrant 3 times, the first two time she got away by writing to the judge, crying about her life, anyway, I got her this round, that is all it counts, her father pay me in full in cash, so I release her and recall the body attachment on her..

    As the weather gets cooler, so is the rental, usually fall is not good months for rental, too many people moving around, so as of 09/30/10, we have 6 opens, 5 2-bedroom apartment units, and 1 3-bedroom ranch.

    the reconstrustion is coming along, framing phase completed, roof done, and we pass inspection without a hitch, haha, well, the inspector used to work for me for 4 years....
