What a great month, 100% occupancy, just leased out my last opening, 93 units all rented, collected 101.8% of expected rents, but I will have 4 open up in the coming month.
I also started the preliminary paper work on the apartment complex expansion, this process will take anywhere from 4 to 6 month for site plan and architectural drawing. I had 2 meeting with my architect, a 74 years old I been friend over 15 years, base on the 2.61 acre we already own, we can build between 53 to 56 units, next step is feasibility study and soil study for site plan.
I had been just a residential land developer and home builder, but no prior commercial construction experiences, so this will be a whole new front for me too. As I understand, I will need to go in front of the local zoning board, then city building department, then state approval, then department of home land security.
