美国房产市场何时见底

房地产价格下滑，次级贷款还会困扰市场一段时间。自住需求者，特别是第一次购房者，纷纷持币待购。小地主见风使舵，进港休息，不敢入市。大地主跃跃欲试，寻找bargins和好的deal，争取做个value investor。 当然也有幸灾乐祸的，一副“I told you"的样子。 芸芸众生，无论是谁大家都关心市场何时到底。

常见的报刊杂志上专家的意见是“估计要一两年”，“我看要两三年”，“2011底可见反弹”，”这是历史上最糟糕的一次，我看要2015年“。诸如此类。大家通常的方法就是把过上一个周期的数据拿到今天来比对。 上一个周期是五年，这个周期估计也是五年。 其实心里，没人知道什么时候是底。

房地产投资和股市不同。 对于股市而言， 股价飞涨都集中在非常有限的几天。 比如S&P在过去三十年的投资回报是12%， 但如果你错过涨幅最大的10天，回报就好降到 7.10%. 错过最好的40天，你的回报就降低到1.60%.

这就决定了投资股市, 要长期满仓，要dollar average,不能耍小聪明打时差，time market, 四处挪动资金。因为一旦一脚踩空，无处可补。

这点我在2000年网络泡沫的时候深有体会。 当时我不明白，股市明明是风雨飘摇，眼看着要全盘崩溃，为什么所有的基金几乎全部是满仓。难道是基金经理们比我还傻吗？不是的，不是他们傻，除非是hedge fund, 长线投资的原则就是要满仓。

回到房地产， 附件上是过去四十年美国房价的逐月涨跌幅。长期年涨幅是6%的样子，如果你去掉最好的12个月，涨幅还是6%， 去掉最好的24月，涨幅微降到5.7%。 所以对于地产的长线投资者，抄底不重要，因为市场一旦开涨，会涨上很多年。但是防止被套住很重要，如果你能避免最坏的24月，你的年回报可以提高到7%。这就是我以前说的，不涨不买，一涨大买特买。

研究市场的动态，除了经济的基本面，人气最重要，搞清楚大众的思维方式和情绪，才能把握市场动态。曾经有人下跌市场下，大众的mood归为这样几个阶段。

anger, denial, bargaining, depression and acceptance.

房地产也不例外，从这个坛子里，可以看见大众心理的一些弥端。

首先是Anger，前一阵子有人愤怒地脏话连篇，威胁要去法院去告表版主。投机失败，愤怒，埋怨他人的情绪是可以理解的。

接着是Denial. 大多数的Denial是沉默的，不然就不叫denial了。但还是能看见一些denial，有人坚持湾区的房价依旧坚挺。尽管这是事实，但心理上说这样的话，还是有自我安慰的味道。 我权且把他归为denail.
Bargaining, drepession, acceptance. 我基本上现在还没有看到，bargaining似乎开始有一点点。可见现在还在早期，看来地产下跌的路还很漫长。最后一步acceptance很重要。 就是要等到大家都认为地产不是什么好的投资，房价天生就是应该下跌的时候，人们对于房价地产漠不关心的时候。 那时候，房价才是真正到底了。

何时那日来临？ 我不知道，一年，两年，三年，五年，十年。 都有可能。底部象爱情一样，等到降临的时候，你就知道了。 反正今天还很远，长线的投资者，安心存CD吧。
