Start to Build a Mailing List

The vendor who sold me the building lately was a realtor before. He was from Calgary so he knows Alberta well. As far as I know, he has six buildings in Brooks, six in Red Deer, some in Edmonton; and one in Kimberly, BC. Altogether these buildings are worth at least 15 million dollars.

He sells the buildings in two ways: 1) sell whole buildings, and 2) sell individual units in buildings. For method 2, he has a group of investors. When he wants to sell a building, he writes a description of the building, list all the expenses and rents, and price each unit. He them mails the description to the group of investors. He has sold two buildings in Brooks, AB this way. He is selling units in both Edmonton and Red Deer.

I was watching HGTV today and I thought about the first buyers of my condo units. Last year the lowest price I sold is $64K per unit. Today I just sold the similar unit at $78K. That is more than 20% higher than less than a year ago considering the first units were sold in August last year. The first buyers must be happy when they see the current price  because they realize the units they bought have already appreciated more than 20%, in less than a year.

For my later projects, I hope I can sell the units directly to investors, besides using a realtor. To do this, I need to have a group of investors. How do I build a mailing list? Where do I start?

I suddenly realized that I better start with the past buyers of my units. There are quite a number of investors in them, they will probably be happy to receive information on currently available units. I can start digging into the past selling agreements and calling the buyers if there are phone numbers on the agreements. Since their units has appreciated, they are probably not that hostile to my calling them?

It is going to take time to build a list long enough to be effective, but it has to start somewhere. The system I am using, I can more or less control what I buy, but I don't have control the selling process. This mailing list will help the selling side.
