小房东，没办法凡事亲历亲为。昨天租客打电话说空调，cooler不工作了。
星期六一早也没赖床缠绵一下的。_(a)屁颠屁颠的就去了。今天搞了一天，在100度的太阳下辛勤的工作了几个小时！
到房子一看，空调风扇都不转，检查保险，果然一个保险烧了，开车直奔lowe\'s.换上保险，风扇开转，还是不冷。估计是Freaon不够了，没工具测试，暂时放弃。

估计（道听途说）2009大部分日子股市房市都不会太好。所以2009年的计划：
1.股市401k采用sometechnicalanalysis.IfMovingaverage不好的话，只购买governmentbonds,andmoneymarket.10％买naturalresources。buyandhold,应该是Greedy花姐骗大家的吧。以前的457，403的考虑看来都是错误的。现在完全停止投入。考虑别的business.Instockmarket,diversification证明不是完全正确的.今年是－40％。前两年的return全回去了。<[阅读全文]

由于机缘关系，我了解这个non-for-profitorganization,Books-for-ChinaFunds.
而且前几天这里的XDJM提到了给美国的组织捐钱。把这个帖子放在这里，希望有缘人捐款或者捐书，不论多少。捐款主要的用途是邮费：把美国的书运回中国。一切捐款均可合法減稅。

国内的房子这么贵，可是租金很低。我的估计是negativecashflowforatleast50%,那么不是有很多的泡沫吗？除非有很大的升值空间，可是长远来看，国内人的钱还是可以有很多出路的，比如投资外国的房产和股市。
