一。对异地市场了解有限,容易做出错误决定。
二。对异地市场价格不敏感,容易出高价。异地的人最喜欢卖给外地的投资者了。
三。成本加大。去外地考察市场`买卖`以及后来的管理,都要投资者亲自去外地。出差一天,交通加吃住,一天平均要500块。
四。管理难度加大。投资者再也没有办法自己亲自管理,只好雇物业管理员,增加了成本。

异地投资的原因,是因为相信房地产市场是有区域性的,各地的升降周期是不同的。各个区域因为经济`人口组成`地理位置`历史`地方法规`城市建设的不同,而造成了周期的不同。笔者认为,没有什么美国房地产`加拿大房地产,而只有纽约房地产`旧金山房地产`多伦多房地产`温哥华房地产。如果您认为一个国家的房地产是一个市场,那么根本没有必要在一个国家内异地投资。阅读全文]

最近利息升高,很多原来锁了低息的人不但没有放弃买房,反而为了利用低息加快了买房的进程.因为可以锁住90天低息,所以最近本地交易无减反增.今天去了我用的NotaryPublic那里,她说最近疯狂了,她不光周末要加班,每天还要忙到晚上八九点钟.很多人为了利用低息,不得不提前完成交易.
